Rent Prices in Belgium: Home Rental Costs in 2027

Renting a home in Belgium has become more expensive in recent years, and housing costs are expected to remain an important issue for renters in 2027.

The latest rental data available before 2027 shows a clear difference between Belgium’s three regions. In the first half of 2026, the average rent for a newly signed rental contract was about 1,006 euros per month in Flanders, 1,401 euros in Brussels and 910 euros in Wallonia.

How much does it cost to rent in Belgium?

Rental prices vary significantly depending on where you live and what type of property you rent.

In the first half of 2026, the average rent across all housing types was:

  •  Flanders: 1,006 euros per month
  •  Brussels: 1,401 euros per month
  •  Wallonia: 910 euros per month

The latest data shows that Brussels remains considerably more expensive than the other two regions. Wallonia has the lowest regional average, while Flanders is in between.

In Wallonia, the average rent increased by 1.7 percent compared with the second half of 2025. In Brussels, the increase was 1.5 percent, while Flanders recorded a 2.3 percent increase.

The median rent across all housing types was 925 euros, meaning that half of the new rental contracts were below this level and half were above it.

About 60.7 percent of new rental contracts in Flanders were still below 1,000 euros per month.

The most expensive Flemish province

Flemish Brabant had the highest average rent in Flanders in the first half of 2026. The average rent for all housing types reached 1,212 euros per month. The province also recorded the strongest increase during the period, at almost 6 percent.

Its proximity to Brussels is one of the important factors behind the high housing costs in the province.

The other Flemish provinces were considerably cheaper:

Leuven and Antwerp remain expensive rental markets

When looking specifically at apartments in the major Flemish cities, Leuven had the highest average rent in the first half of 2026.

The average apartment rent was:

  • Mechelen: 1,000 euros
  •  Ghent: 998 euros
  •  Hasselt: 931 euros
  •  Genk: 905 euros
  •  Bruges: 872 euros

  •  Turnhout: 844 euros
  •  Aalst: 828 euros
  •  Kortrijk: 804 euros
  •  Roeselare: 742 euros

Brussels remains Belgium’s most expensive rental market

Brussels is significantly more expensive than both Flanders and Wallonia. In the first half of 2026, the average rent for all types of homes in the Brussels-Capital Region was 1,401 euros per month.

For apartments, which make up the overwhelming majority of new rental contracts in Brussels, the average was 1,366 euros.

Apartments accounted for about 84.6 percent of new rental contracts in the Brussels rental market. The average studio rent was 885 euros, while the average rent for a row house was 2,113 euros.

The difference between Brussels and the rest of Belgium is particularly important for people moving to the country for work.

A person moving to Brussels from another country may face a substantially higher monthly housing budget than someone choosing a city in Wallonia.

Wallonia: lower average rents but large differences between cities

Wallonia remains less expensive than Brussels and Flanders when looking at newly signed rental contracts. The average rent across all housing types was 910 euros per month in the first half of 2026.

However, Wallonia is not one single rental market. Prices vary considerably between cities and provinces.

The Brabant Wallon province had the highest average rent in the region at 1,218 euros per month.

Namur recorded one of the strongest increases during the first half of 2026, with the average rent reaching 895 euros.

Rental prices in major Walloon cities

For people considering cities outside Brussels, the major Walloon urban areas provide a very different picture.

The latest city-level data published by Federia for 2025 showed the following average apartment rents:

  •  Wavre: 1,011 euros
  •  Arlon: 968 euros
  • Namur: 844 euros
  •  Mons: 814 euros
  •  Liège: 789 euros

Wavre was the only Walloon provincial capital or major city in that comparison where the average apartment rent exceeded 1,000 euros. Arlon followed closely behind.

Namur and Mons were below 850 euros, while Liège remained below 800 euros.

These city figures are from 2025, while the latest regional Wallonia figure is from the first half of 2026. They should therefore not be presented as official 2027 prices.

Namur, Liège and Charleroi in 2027

Namur, Liège and Charleroi are among the best-known urban rental markets in Wallonia, but their rental markets are different from Brussels and the most expensive areas close to the capital.

Namur had an average apartment rent of 844 euros in 2025 and reached an average rent of 895 euros across all housing types in the first half of 2026.

Liège had an average apartment rent of 789 euros in 2025.

Charleroi is also an important rental market in Wallonia, particularly for people looking for lower housing costs than in Brussels or the most expensive parts of Wallonia. However, the available datasets do not provide a directly comparable 2026 city-level figure in the same table used for Namur, Liège, Mons, Wavre and Arlon.

For that reason, it is better not to invent a 2027 average for Charleroi.

Wallonia is still cheaper than Brussels

The difference between Wallonia and Brussels is substantial. In the first half of 2026, the average rent in Wallonia was 910 euros, compared with 1,401 euros in Brussels.

That means the average new rental contract in Wallonia was about 491 euros cheaper per month than in Brussels.

The difference also varies according to the property. Apartments in Wallonia averaged 843 euros, while apartments in Brussels averaged 1,366 euros.
